說明:案係OMA 紐約辦公室(合夥人 Jason Long 主持)與舊金山在地建築事務所 YA Studio 聯手的「730 Stanyan」,是坐落美國加州舊金山、擁有 160 戶單位的住宅大樓。
前揭大樓由唐人街社區發展中心(CCDC)與田德隆鄰里發展公司(TNDC)共同開發,鄰近著名的金門公園(Golden Gate Park)與海特-阿什伯里(Haight-Ashbury)歷史街區,是 OMA 在全美首座完工的 100% 可負擔社會住宅(Affordable Housing)計畫,先予敘明。

經查建築量體由 8 層樓高的淺色中央主樓與兩側 4 層樓高的側翼量體組成,藉由高度退縮呼應周邊歷史街區的都市尺度,並在 4 樓頂部創造出視野開闊的景觀露台,惟外牆採用模組化 GFRC(玻璃纖維強化混凝土)波浪形飾板包覆,生動呼應舊金山經典街屋的立面節奏,同時整合了窗戶與通風百葉等機能元件。

又查設計團隊透過對量體精雕細琢,在地面層規劃了三座由 GLS Landscape Architecture 設計的中庭花園,其中面向街道的深邃 U 型入口中庭直接連通對街的金門公園綠意。

爰折角形的建築輪廓大幅增加了轉角空間,讓超過半數規劃為 2 至 3 房的家庭式戶型皆能享有充沛採光與公園視野;室內則保留裸露的圓形混凝土結構柱與格狀金屬天花,故展現出俐落的現代工業質感與兼顧尊嚴的高品質居住體驗。

國際頂尖建築事務所 OMA 在美國的第一座「100% 全社會住宅」在舊金山落成了!
這座名為「730 Stanyan」的社宅大樓由 OMA 紐約辦公室與在地 YA Studio 聯手設計,座落在金門公園旁邊,共提供 160 戶高品質住宅。
建築師在量體中間挖出了一個超深的 U 型中庭,直接把對面金門公園的綠意引進社區,讓居民一下樓就能享受陽光。外牆用了波浪造型的 GFRC(玻璃纖維強化混凝土)面板,趣味致敬舊金山傳統街屋的立面線條。
為了融入周圍街區,8 層樓的主建築兩側特別退縮成 4 層樓,上方還順勢做成了空中景觀露台。超過一半的房型都是 2 到 3 房的大空間家庭房,甚至在客廳開窗就能遠眺公園!徹底打破大家對「平價住宅=廉價單調」的刻板印象!
The New York office of OMA and local practice YA Studio have arranged a 160-home apartment block in San Francisco, California, around multiple courtyards.
Named 730 Stanyan, the development is OMA's first 100 per cent affordable housing complex in the United States.
Set near Golden Gate Park and the famous Haight-Ashbury neighbourhood, the block was developed for the Chinatown Community Development Center (CNDC) and Tenderloin Neighborhood Development Corporation (TNDC) .
The building rises to eight storeys with a central block that has a light facade colouration.
Two four-storey envelopes bookend the structure, in order to better relate to the scale of the neighbourhood, said OMA and YA Studio.
It was clad in a "series of modular GFRC 'wave' panels" according to the studio, which were "shaped to playfully echo the rhythm and form of the neighborhood's townhomes".
The panels also provide technical elements such as integrated windows and ventilation louvres. Fabricated at different lengths to cross the differing spans of the facade they curve around the courtyard spaces cut into the building.
"By carving 730 Stanyan to maximize light, views, and shared outdoor spaces, we sought to create homes that are generous and deeply connected to the surrounding community and Golden Gate Park," said OMA partner-in-charge Jason Long.
This method allowed for the building to have three ground-level courtyards, one facing the street in a deep, U-shaped entrance courtyard, while the other two are more square and abut the neighbouring building.
Each courtyard was designed by local studio GLS Landscape Architecture.
The entrance courtyard opens onto the park across the street, with glazing along the ground floor in this section to bring light into the passageway connecting gathering spaces and other amenities.
OMA's industrial style comes out in the gridded metal ceiling plates that cover the circulation and public areas.
The block's angular exterior was designed in part to maximise both space for internal apartments and openness to the outside.
More than 50 per cent of homes are two- and three-bedroom apartments, facilitating family dwelling.
"Maximizing the number of corners allowed OMA and YA Studio to plan efficient apartments that provide generous homes, many with views to the park," said the team.
Having two different heights in the structures also allowed for patios on top of the four-storey blocks.
Inside, the apartments are characterised by high ceilings and simple detailing.
Throughout the private and public spaces, circular concrete structural columns were left exposed to become part of the interior architecture.
